Can you hold a place before I apply?
In fairness to other prospective tenants who apply, we cannot hold properties. All listings are available on a first-come, first-served basis -
What do I pay to move in?
Upon executing your lease, and prior to taking possession of your new home, the first month’s rent and a security deposit equal to one month’s rent will be due. -
How old do you have to be to apply?
Applicants must be at at least 18 years of age to apply. All adult occupants staying in the home must apply online and pay the application fee. -
Is the deposit refundable?
Yes, assuming you stay for the full duration of your lease and there are no damages to the home beyond normal wear and tear. Any security deposit money collected at move-in will be held until you move-out, at which time we will conduct a move-out inspection with you. We will document any damages and costs at that time so there are not any surprises when it comes to any potential claims against your security deposit. -
Who needs a cosigner?
Cosigners only apply for tenant applicants who do not meet screening requirements. -
You have a property I want to rent. How do I apply?
Simply select the property listing and apply online. We will contact you to provide an approval or denial within 48-hours of submitting your application. Most response times are less than 24-hours. -
How do I pay rent?
All tenants are encouraged to set up automatic payments through their online tenant portal. -
I want to get a pet. What do I do?
The first step is to ensure the landlord for your desired property accepts pets, and if so, under what conditions. Assuming your pet qualifies, a non-refundable pet deposit will be due prior to move-in and monthly pet rent will apply. -
I want to move out, but my roommate wants to stay. What do I do?
The lease is enforceable until the end date. With written approval, you may assign your obligation to the lease with a screened and approved tenant who applies the same as you did. -
My lease expiration is coming and I want to move out. What do I do?
We will contact you 60 to 90 days prior to your lease expiration date to confirm your intentions. If you decide you want to move, we will coordinate a move-out inspection after you have vacated the premises to determine if there are any claims against your security deposit. Otherwise, all you have to do is leave the home clean, per the Move-Out Guidelines in your lease agreement. -
Who is responsible for paying for repairs & maintenance requests?
Most repairs and maintenance issues are covered by the landlord. Repairs caused by neglect or intentionally damaged by occupants, will be covered by the tenant(s).
